Here is where things stand right now.<\/span><\/p><h3><b>Enabling Works &#8211; Already Underway<\/b><\/h3><p><span style=\"font-weight: 400;\">The first phase kicked off in 2025. John Holland Pty Ltd was awarded a $322 million contract to deliver the Parramatta River bridge between Melrose Park and Wentworth Point, along with 1.3 kilometres of early alignment works.<\/span><\/p><p><span style=\"font-weight: 400;\">Bridge construction is expected to take up to three years. This covers 4.5 kilometres of new track and nine stops. Main construction is expected to start in early 2027.<\/span><\/p><h3><b>Stage 2b &#8211; Wentworth Point to Sydney Olympic Park<\/b><\/h3><p><span style=\"font-weight: 400;\">Stage 2b takes the line from Wentworth Point through to Carter Street at Olympic Park, adding five more stops. A confirmed construction start date has not been set yet &#8211; this phase is still subject to government funding decisions.<\/span><\/p><h2><b>What Could Stage 2 Mean for Property?<\/b><\/h2><p><span style=\"font-weight: 400;\">New rail infrastructure tends to shift property markets. Stage 2 is no different. Here is what is worth thinking about if you own or are looking to buy in the corridor.<\/span><\/p><h3><b>Better Access Could Push Up Prices<\/b><\/h3><p><span style=\"font-weight: 400;\">Suburbs like Ermington, Melrose Park and Wentworth Point have never had rail access. Property price moves near new infrastructure tend to happen in waves. Some uplift when approvals land, more when construction starts, and again when services open. Read This First.<\/b><\/p><p><span style=\"font-weight: 400;\">If you are actively looking at properties along the Stage 2 corridor, there are some practical things to sort out before you go any further.<\/span><\/p><h3><b>Understand the Zoning Before You Make an Offer<\/b><\/h3><p><span style=\"font-weight: 400;\">Zoning along the Stage 2 corridor is changing fast. Some areas are being rezoned from low-density residential to medium or high density. Others are shifting from industrial to mixed-use.<\/span><\/p><p><span style=\"font-weight: 400;\">Knowing the current zoning of a property tells you what can be built on it now and what might happen to the land around it. That matters a lot if you are buying for the long term.<\/span><\/p><p><span style=\"font-weight: 400;\">A Check This Property zoning report is a quick way to get this information in plain language, without having to dig through council planning portals yourself.<\/span><\/p><h3><b>Check for Overlays and Restrictions<\/b><\/h3><p><span style=\"font-weight: 400;\">Parts of the Stage 2 corridor sit in flood-affected areas, particularly along the Parramatta River. Some properties in Camellia carry contamination overlays tied to the area&#8217;s industrial history.<\/span><\/p><p><span style=\"font-weight: 400;\">Heritage overlays exist in pockets of the route too. These can restrict what you do with a property and add cost if you are planning to renovate or develop.<\/span><\/p><p><span style=\"font-weight: 400;\">None of this is necessarily a deal-breaker. But you need to know about it before you buy, not after.<\/span><\/p><h3><b>Think About Liveability During Construction<\/b><\/h3><p><span style=\"font-weight: 400;\">Major construction is going to run through many of these suburbs for the next several years.
